Typically these are reserved for single-family properties but since they're the highest leverage you can get they can put you in a good cashflow position if you're willing to make two units or rent by the room.In terms of looking at 2-4 units, the sweet spot tends to be 3.5% down on an FHA loan for a duplex.

I usually would say always use leverage, some of us my be coming to a spot where it may make sense to pay cash short term then refi later on. 

I think quartz is my favorite because of the color options, robust, less/easier maintenance.

Also should ask yourself how many clients at a time is your "sweet-spot" for capacity.

Ask the locals their favorite geographic locations to invest, who the players in the area are, recommendations for PM's/Contractors/Realtors/Lenders/etcWhat is drawing you to these markets?

Just set aside the proper amount each month in a separate spot and you won't even think about it.
