I mean (total hours spent on any activity related to wholesaling) / number of $5K deals actually closed.That question is totally serious.

J, Being an active real estate investor and developer, I can say that you should start out in wholesaling.

I'm actively looking for properties and find a good amount of deals, some I keep, some i'd rather wholesale.
