The pull back in these markets is due to a confluence of many factors, but it started with these environmental factors:Low interest rates and easy financing for new projects.Structurally high rent growth on existing inventory.High wage growth and high job growth.Very low vacancy.These factors led to floods of institutional capital coming to these markets to snap up existing multifamily inventory and build new supply to meet demand.For these markets, the last 5 years have been a seemingly never ending party!

The first Acre is a Cleared Lot & we plan to build on it.The second Acre has a small 661sq ft House on it, and an existing foundation for a 1392 sqft house which a builder started but stopped construction on due to not being paid as the HML would not issue a draw.Entry - We currently own 3 properties we are almost done remodeling and we plan to hold.

My goal now is to get a multifamily property no more than $250,000 and put 20%-30% down, get a property manager, and put an extra $4-$5k per month into the principal to pay off the mortgage in less than 3 years, but I don’t know what state to invest in, I know Ohio is being looked at but I wouldn’t have to time to see multiple properties in person and I’m not sure how to verify the operating expenses of different properties, required repairs, etc.

hey all, just getting my head out of the 9-5 mindset and looking to expand to real estate - I am initially very interested in cash flowing opportunities in Denver (or relatively nearby, up to Ft Colins Dows to Col Springs) - but am concerned they don't exist - would love feedback/advice/etc - also very open to cosmetic fixes with an acqiuisition but house hacking is not in the cards (at least not right now).....
