Legally Escrow officers are required to represent both parties without reservation, however, when prexisting relationships exist with Brokers and Escrow officers vs a seller with nonprexisting relationship, guess who gets preferential treatment.

Specifically damages to the flooring stating that they would be responsible for the costs of replacing carpet and any treatments necessary to remove odors should the pet urinate/damage the flooring? 

There is zero margin for error. 

You'll save yourself all the "heartaches" described in this post not to mention wasting a lot of money learning by trial-and-error, and get your business up-and-running in a few days.The key is finding a credible mentor.
