Sometimes you can do 80 percent ARV but still a big difference  in todays market one would be very lucky to get these metrics on a flip..

Buy what makes sense for you in the CURRENT market; those who roll the dice looking for appreciation, or buy high today hoping the market will make that below-average investment a prize winner seldom last.Remember, "prices will always continue to go up, they never go down!?!

IMO, you'd be better off taking $5k, 10k or 50K and investing it in EDUCATION.
