If I refused to rent to someone just because they had a credit score in the 500's, I would have missed out on some of my best / longest term tenants.thank you, i am really going crazy by not knowing how to handle this situation.but in almost all cases the reasons they are in the 500s is because of late payments on credit cards, isn't that an issue?

So you could in theory just pay for your renovation on a credit card or personal loan and pay it off after refinancing.

You don't want to get into a situation where you think financing will be available and then you find out a couple days before closing that it's not -- there are some HMLs who will promise 100% financing and then not deliver (and/or ask for fees upfront).Second, make sure you have a clause in your contract that indicates you're getting a loan, so that you can back out of the deal should the financing not come through.That said, if you need earnest money, my three best recommendations would be:- Take a cash advance on your credit card- Find friends/family who can loan you the money- Find another investor and offer him equity in the deal for him to put up the EMYou're unlikely to find a professional investor who is going to be willing to loan you the EM since you have nothing to secure it with.
