But, based on blog posts and info products from Seth Williams, there's another piece: He said most states have a "supporting documentation" form (the name is not consistent) that tells the city or town the property is associated with that the transaction has occurred, and it essentially allows them to adjust who the tax bill will go to.

From this experience, I'm thinking in the future I might include the words in connection to the 10-day inspection period sentence, "will purchase as-is with exception of health hazards discovered during 10-day inspection".

There are only handful of national lenders who offer such financing, here is a list for some of the major ones: https://www.biggerpockets.com/blogs/2810/50272-lis...You can also get a private loan from individual investors, just remember that loan must be non-recourse.
