(2) 179 day LO's to avoid providing the Buyer with a recent survey or a current plat; copies of liens, restrictive covenants, and easements; a Seller’s Disclosure of Property Condition;  tax certificates; a copy of the insurance policy showing the name of the insurer and insured along with a description of the insured property and the policy amount; a seven-day notice letter; and an annual accounting that includes amounts paid, amounts owed, payments remaining, taxes paid, and the amount paid for insurance premiums plus an accounting for any insurance proceeds.

Just for the record since this is a public forum, anyone considering wholesaling in Illinois may want to research Illinois Senate Bill 1872: https://legiscan.com/IL/bill/S...It would appear that unless you're a licensed real estate agent in Illinois, with the approval of your employing broker and using all the required disclosures, you're probably acting illegally if you're wholesaling there (not a legal expert or attorney, just sharing info that I have read in these forums).

I see so many FSBO listings with prices that don't make sense and pictures that look like they were taken by a 7 year old.Make sure you are knowledgeable about your local disclosure laws and how to handle such a transaction.As for flat fee services, just Google "flat fee MLS" and whatever city you live in and you will find a lot of results.

Not really.What would be a red flag to me is an inexperienced sponsor or deal documents that have disclosures of conflicts of interest, cross-dealing, etc.

@Kyle BaskinI looked into it for about 3-4 months and discovered most of the good properties redeem, and the ones left over were bid up by huge players and they left scraps for othersFull disclosure this was online sales and in person could be difficult - but I found the amount of work and time (and money) did not fit me.
