I plan to use this first home buying experience as a stepping stone towards becoming an active investor in Maryland (and possible elsewhere), but i still have a lot to learn.I am the lead PPC strategist for one of the biggest agencies in town here in Baltimore, so I have extensive experience managing PPC & lead gen campaigns, and all things digital marketing.

Not to mention that you have an old building with some pretty costly deferred maintenance issues (re-pointing the brick, electrical is old, heating is not separated) that will cost you tens of thousands of dollars over the next several years.A low single-digit return on a property with lots of Cap X upcoming doesn't exactly get me excited.

An example would be, buy & hold investors whose money is at a lower cost.The truth of the matter is if you are a wholesaler who has integrity and once you have a solid group of buyers on your digital Rolodex; you should learn their cost of money.

Seemed logical if they checked the deal, had access to all the house's info, that they would provide the "covering/electronic funding" of proof of funds since it'll only be a sort of digital hold of money until the deal is done.

This includes income earned in the US and that earned abroad.Please be mindful that when you report the sale on your US tax return to convert the currency if the transaction was not in USD.Also - if the money went into a foreign bank account and the money exceeded more than 10,000 during the year - you may be required to report the bank account to the IRS or face significant penalties.What were you doing with the property while you were living here in the united states?

These 5% will obviously not be enough to finance the construction but this is not an issue since developer have access to plenty of cheap bank credit to finance 75% of their costs including the land.In Mexico and other countries in a similar situation, bank credit is very expensive, as interest rates run in the double digits.
