Whenever I am notified of an issue, I speak to the contractor after getting a description of the problem from the tenant.

Make flyers and post them around town (gas stations, supermarkets, etc).Make signs with a brief description and your phone number and place on the property and busy intersections near the house but check with your local authorities first because they can be a pain in the ***!

The contract/description was for a “duplex”, not necessarily a “legal duplex”.

Met a broker Friday and drove around.  

Then, you've got your monster house, in, by your description, not the most desirable neighborhood.

You say your description of the situation is over simplified.
