80% LTV, 10 year fixed rate at 4.25%, 25 year AM with a local CU.

If not, sadly, the allure of low rates and no points is taken off the borrower's table, but so are the licensed LO's that have little to no experience in DSCR.

If timeframe is a concern we do have a 14 day close option, it is more expensive in rate & fee but sometimes it's needed!

Hi Joseph,As others have mentioned, given the high interest rate on the HELOC, it would be a risky play to use the HELOC as a down payment as you'd need a way to pay this back.

I think at the end of 5 years interest rates will be over 10% from today. 

IMHO: anyone hoping for a price correction better hope…There aren’t 1,000’s of other people waiting for the crash to either beat them to the deal or bid the price up  Current owners don’t hear that rates will drop this year, maybe in a few months. 

The part about the LLC that I find a little difficult is financing - I think the lowest rates on residential are available to individuals.  

Todays 30 year fixed rate mortgages are an astonishing 7.1% Based off that I am finding a lot of properties that, if at a 3.5% interest rate, would have a great 9% C on C return.

So even if cap rates go down in a city, the fact that you have doubled your NOI will also warant a better cap rate. 

Yeah the area that we're investing in has good Section 8 rates and we're starting our research to see if it's worth it.
