The law lets you "exclude" this much otherwise taxable profit from your taxable income.If you wanted to continue investing, I would consider looking into a 1031 exchange to use the profits of your investment to invest in a new rental property.

Part of the due diligence process is discovering what service and other contracts exist, and whether and how they may be enforceable against a new owner.The leases should be assigned, security deposits transferred, and any service agreements which the buyer does not want continued should be terminated (or dealt with somehow) as of settlement date.

Usually a property manager markets the house and manages upkeep but the owner still pays for everything the property manager just usually makes about 10% of gross rents (probably varies based on the market)If your not a property manager but somehow work a deal where you can sublease you’ll want to make sure that you do that right and have a good contract that protects you.

I have always self managed and will continue on the SFR, that may change depending on how my experience with my new rental management company goes.So I made a decision that doing one house at a time, basically unleveraged wasn't the fastest way to go about this.
