That is because others are constantly hunting for deals and putting in the time to find them before others or if others have found them the buyer pool is small so chances of winning the deal are better.Something exposed fully to the market in all ways that everyone knows about is very hard to win the deal without over paying.Either put in the time directly, find a partner who has time to do the things you do not, or you might want to look into investing with a syndicator as a passive investor.
