My question is, when looking at going to work for a property management company, would you recommend going to work for a larger company and work at an apartment complex, or would you recommend I look for a third party PM company and work for that company?

I'm currently in the market for multi-family complex investment property, anything from 10 to 30 units.

Some of the big guys are still investing in SFH (just food for thought): https://apple.news/AhTzm0x7-SX...As for me, I invest in both SF and MF syndication.I am a new principal/co-sponsor in 124 Unit MF Apartment Complex, co-sponsoring a new build 145 Unit MF Apartment Complex, and am a passive  LP in 410 MF Units. 

However, these are complex investment vehicles which require in-depth understanding from you, as you reverse-engineer the offering to assess risk/reward.

The complexity of analyzing these types of deals makes it much harder to brainstorm in terms of numbers.

Our management company just went through a merger and is not really working out for our condo complex.

Looks to me like while living in it I would almost break even then when I move out I would start to cash flow plus could use the extra equity for another 4plex somewhere plus use some of my cash to buy a 10-unit complex somewhere out of state.

@Monique ODell I would purchase 10 - 200 unit complexes that produce 500/monthly cash flow on each door.

Recently 1.5 Million in downtown street scape updates and a mixed use complex will be coming in when Caterpillar leaves.
