For me it's all about property type and whether you want anything but crummy commercial loan terms.

If you had a medium size commercial property and you are doing massive amounts of work then I could see the need for all of that but otherwise...forget it.

I am an architect on large commercial, education and healthcare projects. 

I only do commercial real estate these days.

These include defective construction, excessive dampness, leakage, decay, termite damage and continuing settlement.

More importantly, commercial land is almost always worth more than residential.
