Because a tenant tells you so, that doesn't mean they are being petty or making things up.Now, if she was saying she didn't like the color of the floor tiles - that would be a very easy "no."

They'd have to prove that the reason you denied them was for a protected reason, and unless you have a history that can be proven of rejecting a certain type of applicant, or you blatantly told them you don't rent to "their kind" and they recorded it on their phone, it would be hard to prove.So, as long as the reason for denying them is never because they have a kid or too many kids or the color of their skin isn't like yours or they have a service dog or whatever, but the reason is because they didn't fill out their application completely or they were rude or smelled of cigarette smoke and you don't allow it, or they didn't show up on time or give you documents when they said they would - you're fine.

Replace the furnace filter and look at the color... a non-smoker apartment filter will look grey, a smoker apartment filter will be yellowed. 2.

if its late on the 2nd, I call or text, if they dont have it or dont have a plan, they get a 5 Day that day, I suggest Printing your 5 Day on Bright colored Paper in Bold Print, Tape it to the front door, so it can be seen from the street.

I had a Section 8 tenant who smoked something in the bedroom (whether it was marijuana, cigarettes or something else, I don't know) and two of the walls had what looked to be watery light-colored tar running down the wall and so smoking does cause damage.
