In addition, many of those cheap OOS places have historical long term rent growth at or below the inflation rate meaning that cash flow is unlikely to increase significantly in inflation adjusted dollars.  

If you haven't increased rents in a long time and that is why you are so far below market value, increase them slowly over time unless you have a vacancy. 

BUT I also know that I probably won’t get such a low interest rate again in a very long time 😅 so I don’t know what to do.

Might save you some $$ in the long run.
