I'm a believer that if I find a great deal, the funding (either a buyer for wholesaling or investment partners for flipping) will come up.  

During that lag period, there probably will not be a as many buyers in the $446k-$475k and $669k-$715k ranges.

Many people advertising properties under contract, though licensed, generally offer little to no advantage to a buyer..but they are GREAT on shelling out BS sky-high returns. 

The end buyer must adhere to the terms of the purchase and sale agreement executed by the wholesaler.

Because, I would appreciate their advice and input :)5-  Zillow and Redfin sort of places are a good start for hunting a place or do you guys use any other websites too?

The hot markets here mean a fair amount of effort is required to find good deals, but they also mean strong rental and buyer demand for high quality rentals or flips.

I'm also confident that in a situation where she has private information from the buyer and the seller, as you might be dealing with, that she would just facilitate the negotiation and transaction without nudging either party.
