You absolutely want to get title insurance and I advise Not to use their title co for the “free” title insurance....they are a pain in the butt and they add a bunch of junk fees equal to the cost of the insurance.

Another plug for J's book here -- they are great and come along with a number of great digital resources as well once you purchase.Have you tried the BP FilePlace?
