The 4-plex unit right across from me I have been talking to the property manager (which happens to be the owner's sister) to help clean up the out side area and take out trash for payment every month; and I decided to ask her if her brother would be interested in selling at all in the near future to me as an investment property.

In some areas utls will stick as well.I ran into a friend of mine on my Flight to Vegas yesterday and she said her brother has been active in your state .. peaked my interest I am going to check it out and maybe set up a team there.. 

If you aren't able to manage your personal finances I image it would be difficult to manage any investments as well.Good luck to you brother. 

However, you do escape the self-employment tax bit if the recipient is "your S corporation".  

@Well the first property is owned by 2 brothers and 1 sister who took it over from their elderly mother.

But she barely mention that her brother was living in the back and had nowhere to go, so I was going to have deal with him.  

In Georgia all transaction must have happened like 3 years ago and must not be in arms reach so you can't sale to mother or brother etc.
