Includes a 10% fudge factor since I haven't had it inspected yet, but does include some stuff that was really obvious such as dead tree removal, roofing, broken window replacement, furnace replacement, full trash-out as well as a full update of everything and a bunch of plumbing repair (water was shut off by the city prior to our last hard freeze.

Now I am going to sell it.I believe there are many people asked about the same question before, but I am still trying to debate whether I should fix up a few things.1. redo the lawn. the back yard is abandoned when the renters were living there. costs about $2500 including labor.2. sprinkler system is broken, a pipe under the concrete patio was leaking and cut a year ago.

I'd rent it for one more year, and over the next 6-9 months update anything amazingly out of fashion, fix anything broken, clean or paint anything dirty.

If all the steps are laid out right it can be great but once some of the steps are missing or broken it starts to take out the luster of the overall experience.

The roofer came back to fix the roof and fascia (which cost us nothing, since it was his fault) and our sheetrock and painters came in and fixed the kitchen for just a few bucks (they get a lot of work from us, and were happy to do us this favor).Other than that, we've had a few wobbly fans, a broken shower handle, a sliding glass door that didn't slide very well, a three-way switch that was installed improperly and a garage door opener that was malfunctioning.

The broken line I do not see as tenants issue even though they poured drain cleaner down line.
