It may depend on your area, but most GREAT deals that are "public" won't last long, so it would be a matter of timing to get one, such as waking up and pulling up a brand new listing and getting an offer in before thousands of other investors get involved.A better way for most investors I know is to target market to motivated sellers.

I had our Acq Manager tell me that he got a call from the police one day....We mail to over 65 high equity here in Houston, and one lady got our branded, glossy, ambiguous (it doesn't say DEAR MRS XXXX i want to buy your house on XXXX) post card and she drove to the police station and was very worried.

In my area most all of the flips require some kitchen appliances, I attempt to have the same brand of products as what was left as you might imagine this could present a problem if I purchased before knowing what was required.
