I was born in Winter Haven and have family members there so I know the area pretty good and some contractors for repairs.When I am looking at a rental for a potential purchase, I like concrete block condo's or houses myself, what about you?  

Yes Charlotte is awesome, I was actually born there and then my parents work brought me up to New England, but every time I visit Charlotte it feels like home.

Both parents were basically born and raised there and my grandmother still lives on the west side of the city.

Sale of the property to a single member LLC would be disregarded without the LLC electing S or C corporation tax status.Now you would have rental trapped in a corporation, is that acceptable?

People get those all the time, often due to speed traps.

South side born and raised and I really like the area (ie the 6 county cluster south of Marion - Franklin, Columbus, Shelbyville, Mooresville, Bloomington sort of rectangle). 

But if something like that happened I will quick claim the property under my kids names since they were born in DR and hold dual citizenship and they will pay my wife and I monthly salary.Cost of management is 10% and they normally take one of the two-three deposits as form of finding the tenants.

I don't want get trapped by another penalty clause as rates will likely drop in the next year or two.
