I have a four plex with a balloon loan that is soon to be due and I have the option to do another balloon loan but I am thinking about refinancing all of my properties together.I am looking to get away from traditional personal mortgages (which my two duplexes are on) and also cash refi my SFH that is owned outright and get them under one loan under my LLC.

With the huge surge of interest in real estate investing by new and experienced investors, the return of home buyers to market and the resulting rise in prices I was curious to see what the community thought were today’s underutilized strategies and areas (cities, towns, states even blocks) that could be interesting in the next 6 months and are not yet popular enough to be something most people know about and are thus using thereby driving up prices as well as reducing supply. 

Current tenant is using as a 2/1 though it's currently a 1/1 with a living room and dinning room (using a sheet to close off the living room for the extra bedroom.)ARV is $140-$160 so I'm going with the low end at $140.Purchase on a subject to deal for $90K with $10K down to payoff $10K Lien and $10K balloon due in 18 months.

In the terms, we clarify they are working as an independent contractor, responsible for their own tax obligations, supply their own tools and protective gear, perform in a professional manner according to industry standards, and leave the work area clean and undamaged.

Mortgage only has $70K on it so I'm giving her a second mortgage for the additional $15K that is due as a single balloon payment in three years.My only cash out of pocket for this house will be the closing costs.  

It would be a balloon payment with the monthly payment amortized over 30 year loan (appx $350 per month) and I would pay him the balance of the balloon by the 36th month.

Just a thought -- any roofing supply/wholesale companies you could visit or call? 

Either way, you are going to have to supply a very detailed and investor friendly prospectus if you´d like to secure hard money.

For the outdoor unit, 6 indoor air handlers and other supplies (cable, copper,etc), it was over $7500 in supplies alone.
