Like every other REI, you have to analyze it to pick out the good from the bad.

Have any of you guys had good or bad luck buying rentals around bases and targeting military members as renters?

I had a very bad experience with Auction.com today.

Looks more to me like either bad advice or not listening to good advise wrt developer. passion aboItbteal estate does not ewual develIoer skill.

The properties that have their yards in bad shape and the houses look like they need work are usually the ones you should stay away from. 

Flipping houses is a good choice with apartments being a close second but are different.  

I don't think you should feel bad about denying them if you cannot follow your normal screening process to completion, but I'd give it a try at least and try to think creatively about how to get comfortable with them. 

That doesn't sound like a bad quote, only way to know is get 2-3 more, make sure they are "equal" scopes, and choose.

Pros: monthly cash flow, a vacancy won’t hurt as bad, increase in rent across all units results in a notable increase in cash flow. 

Don’t get locked into a contract with a bad management company.
