You could be buying something with liens and judgements against it and get wiped out... 

Some people use baby gates, not sure if this would work with a doberman though. 

as you move up in return you move up in riskIf your trying to get into 10 caps and higher your risk goes up accordingly.. and many get totally wiped out in that environment being local or not.think of all those saying they are buying value add apartments... many times they are value add because the tenant base ran them down so bad the current owners need to flee....

But the danger is rent in areas that don't produce enough income to cash flow and property taxes that are absurd in my mind wiping out cash flow.

A couple of those "successful" people would steal candy from a baby, stand there and eat it in front of them!

At the end of the day, you can have a property manager or a management firm, but they won't care for it like your baby.

Inside the Tenant must take out the plastic filter and wash them out on a regular basis and wipe them out.
