I only had money to buy a 1-bed condo at the time, and I had some mental issues to sort through and the SFH within my budget at the time were in areas that was far away from the hopsital I was attending regularly so in short, I bought the condo.

Since the prices of homes are so high in California, purchase a home you can afford with your pre-approval letter with the most bedrooms you can find, then you live in the master and rent the other rooms out to college students, young professionals, single people, etc.This will help you break even for your mortgage payment/could potentially make money each month.

They would rather lend money to a new investor purchasing a first rental property who has fulltime job as a bar attender and making 50k a year then to a real state investor who has a portfolio and lives off their self made income.
