By the time your 30 you will want to flip large apartment units and mansions!

A lot has changed since I was on BP Podcast 175, including selling one of our apartment complexes, starting a Property Management business, and doing over 60 transactions as a Real Estate agent.

Debt to ratio is okay and already have 3 renters in apartments and occupied .The question I have is, how common is a letter of explanation with loan process ?

NOI is NOI . . . the only difference is your cap rate at refinancing might be higher since apartment caps are generally stronger.

Would it make sense for me to buy the house now with traditional financing, but pay extra to the mortgage equivalent to what I would be paying to rent an apartment while I am here and then refinance so the property will cash flow when I rent it out after I leave?

With the quick and massive expansion in Milwaukee of higher end apartments (can't build new to rent for middle prices due to construction costs) how will that affect the small investors rent?

There is one new multifamily complex (The Nolen) that I know of that is still in lease-up, but I'm wondering if anyone has any insights or opinions on what they think the local area is like: are people moving in to downtown Clearwater area, companies moving in or out/number of jobs increasing or decreasing, etc.Any insight would be tremendously helpful.Ben
