Maybe you can find ways in the early stage to dovetail the two, as an example, learning about credit scores and debt while aggressively paying down actual debt and manipulating you credit factors to increase your score. another example, mind an investor who need help in your area, work for free to learn stuff and ask instead for a tiny slice of a deal, learn and build your future at the same tie. it's a life long pursuit!

It's pointless to do a lot of analysis and call people upfront only to realize you don't even have a deal tied up.Now having said that, as Joe said - you need to know your market very well so you know your property values and you should have a quick way to analyze the deal and make offers.I wrote exactly about this last night - how we got a 279-unit portfolio and tied it up quickly (even though we didn't have the T12 - trailing 12 months income) beating out other investors (and in fact, we ended up selling 173 units of that portfolio to other investors who got beaten out).

While you can save on every deal if you are your own agent.... a good agent is worth the 3% and will find you good deals, help with analysis, connect you with other vendors, know the market, rental comps, etc... 3% paid by the seller for a good agent is a bargain if you find a good one.If plan on becoming an agent/investor..

I'm an agent in a high cost of living area and the first couple "hurdles" a house hack financial analysis needs to clear are "will the buyer reduce their housing cost" and "will the buyers housing cost be lower than market rent"?
