The agent is going to realize you’re not actually a buyer.....it makes no sense for an agent to advise their seller to tie up a property with someone who can’t buy and is Hoping to find a buyer for a higher price.If your numbers were accurate, it would have sold by now.

Based on your post, would you say that the possibilities are either a) he really is broke and his "I just dont pay myself" isn't accurate, or b) he's lying to the IRS?

The goal was not to be accurate, but to run some of your statements through a tenant filter.

I agree with @Michael Goldsmith the math is right because computers perform math very accurately. 

My questions was not so much "is this real" more like, assuming all facts are accurate, what is the process. 

Table's proforma was fairly accurate, but I used my own insurance and lender contacts for better terms/rates.

You would have to manually add your property taxes, insurance, and HOA, to find your accurate new monthly liability.
