I read 20 books or so before I finally did my first deal, but that can be a weakness.

However it's important to understand the strengths and weaknesses of the assets that funds invest in. 

The seller’s agent wants the deal to close already so no need for the buyer’s agent to take the seller’s agent in the conference room with the intention of seeing if the seller wants to sell.If you offers have loopholes/ escape clauses then that could make your offer weak as well.
