We make loan at a total cost to borrower of about double what “A or B” risk borrowers would pay for  bank financingLoans are 1st liens, short term (12 - 24 months) at no higher than 65% loan to value.Hope this adds clarity 

I too usually tell people to start with more of a turnkey property or a light cosmetic rehab.

There are million different reasons why home prices go up and down, and with a congress that is split 50/50 assume nothing is really changing when someone gets into the whitehouse.

This was a well oiled machine with not a day going by that emails were not answered.

Hi Nicole, it sounds like you're in a fantastic position with your buy-and-hold strategy, especially locking in a 2% interest rate!

I understand at this point there will be a loss I will have to incur, but I am looking for thoughts on if I should rent (knowing I’ll have around $5k a year to loose with renting and property taxes , but giving myself time/ hope of appreciation) or if I should just sell (locking in a larger loss on the property now).

Very location dependent but I know other investors who are doing well and looking to buy more.

Purchase price: $28,000 Cash invested: $25,000 Bought this property in the worse part of town and I have the best tenant in it of my 18 properties.
