I'd recommend using free trials from the softwares (Propstream, Batchleads, Property Radar, etc) and trying out the filters to see what would work best for you.

Hey Zane, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

.- I underwrote these projects only using annualized revenue (rent increase with some extra vacancy loss in year 1 x total units x 12 months) / total project cost- For projects I know were successful, I'm seeing a larger increase in NOI than expected so shifting to a yield on cost metric that's market adjusted NOI growth / total project cost.- I'm seeing a lot of volatility on these and can't land on what metric to use.
