How does bonus depreciation work?

After discussing with my accountant, it looks like taking the 80% bonus this year is the best option moving forward, BUT that is mainly because I am not sure I will be able to qualify the income as non-passive in 2024 in beyond (I may not make the tests in those years).

At the move-out for work they do, then a nice little placement of new tenant bonus.  

Look into cost segregation/ bonus depreciation. 

I pay according to the plan, but any bonuses or extra cash goes toward the little balances to feel like victories.

Are you familiar with the 2017 Tax Cuts and Jobs act that allows for Bonus deprecition to be taken in the first year a business asset is put into service?   

It gives you 80% bonus depreciation this year and beyond. 

Strategy: buy and hold.Florida for lower taxes, sunshine and close proximity to hospitals (travel nurses), universities, parks/attractions and bonus the Caribbean and South America is right in it's backyard.

I have kept open the option to be able to remain as an on call employee to fill in if there are call outs or vacations which will be a nice little added bonus here and there.

-for bonus point you make sure to put an some sort of buyback document or clause in place for a future date to make it so they do not overstay their welcome.Potential drawbacks is that the private lender would then be entitled to YOY appreciation as well and if you don't have the buyback in place before they could be annoying and squeeze you for the appreciation + Interest.* I own 0 property, this is just my general understanding I hope it can at least guide you somewhere.
