You can either have the tenant pay the $3 fee or pay it yourself... fyi just raise your rent $3 bucks on the next lease and you're covered.

Plus if your lease requires carpet cleaning cost to come from the security deposit (it should), the tenant recoups a few bucks there as well if you replace.

Carpet cleans are only like $30-50 bucks so I'd make them pay it if you can't locate an exact problem ie leak or something.Account Closed

The price for memebership is highly economical ($120 per year if I remember correctly) or it can also be paid in monthly installments (like a subscription) but if you pay monthly, the total annual price would exceed the one time payment of $120 by a few bucks

The beat bang for your conversion buck in grey water is seperating the was shing machine(s), but unless renting in a hipster area where this would be a feature, do you really expect a tenant to watch what type of soap they use, or flip the three way valve to divert to the sewer when using bleach on thier whites?
