I'm getting leads from wholesalers mostly and my numbers ALWAYS come out lower and often a lot lower than what they are selling them for.

I'm not sure what local people charge to shovel roughly 20Ft of sidewalk and 6 stairs leading up to the front door.

Landlords mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.This also leads them to ASSUME simpler is better when it comes to management contracts.

This is where your agent should come in and guide you through all these items and confirm a lot of stuff that was asked about and they should be able to lead you to getting money back or a successful reduction in price.  

This case can occur if toxic materials like lead paint, asbestos, etc. used in the previous construction and need to be mitigated.

As you likely a know, having a property go pending, then fall out of contract is a big red flag to other buyers and agents, then you have more time on market, which could lead to more price drops, etc.

This falls under the category of "sometimes the best deals you make, are the ones you don't".You're getting lost in the percentages...which are leading you to rationalize that this might somehow be a good deal.
