Inspectors missing expensive things that cost investors more is really frustrating.  

Do I simply proceed with an offer and rely on the home inspector, then back out of the offer if the inspector found any of these major issues (assuming inspection contingency is included in the offer)?

When I called the county to get the inspector out they told me the electrician who pulled the permit canceled the permit.

If you cover up a problem with a flip, the inspector may find it, and you will have to repair it anyway, as well as you have lost credibility.

As I'm building my team/network, I believe I have my GC and Private Equity Partner(s), Cleaning Crew, Pest Control, and Inspector.

They will inevitably inspect but you might get a more lenient inspector.

Can I ask if a home inspector was used prior to the purchase?

During the purchasing process of a BRRRR property or even simply a buy-and-hold property, at what stage of the process should I, the seller, bring in an inspector to inspect the property and the contractor to see what type of problems there are and the cost to fix them?
