finding motivated sellers is a numbers game.

It's not easy to make wholesale connecting from afar unless you have vetted cash because wholesalers play a hyper-local game and focus on their bread and butter which is local investors who close.

The seller's agent says that converting to a legal 3 family will not be a big problem and will only need an application submitted with the city hall.
