I know this is a difficult part of the city and I wanted to get some insight from other peoples' experiences.

I played around with some of the ways of looking at value in the Introduction to Real Estate Analysis article by J Scott, but whenever I think of an offer I get worried I am either insulting him or giving away all my hard work (3 years of time assembling lots and getting it through city approvals, and serving as an uncompensated GC for net zero energy certification and most of the site work).

But I also get some from major cities across the country, Florida, Texas, Vegas.

I'm an investor in the city. 

I’ve visited the city and done alot of research and bought two houses both rented with great ROI’s, even with property managers in place.

After getting my degree, I worked for a manufacturing company that moved me out to Harrisburg, PA for a year and then to Cedar Rapids/Iowa City, IA for 4 years after that. 

It appears that it is in a chunk of land that is outside the city limits (but surrounded by the city limits, if I understand the zoning map correctly). 

Its been a minute-  I would also say use a cash back rewards card, i like the citi double rewards
