No judgment..no looking in the mirror...no expectations to meet if no one expects you to get on your feet..no repeated reflection or assessment of one's situation...no need to figure out a way to pull oneself up...permission sanctioned by the official government to boot--promoting the idea that its not their fault...that society is responsible for them...and best of all, it facilitates the illusion of being independent--and worst of all...it perpetuates the idea that the successful or truly independent SHOULD be responsible for them.

Meaning it's really hard to sell and I expect rents to dip as people who can't sell are forced to rent.

The risk is within the asset, such as the rental income is not as much as it should be or the resale value is less than expected, etc.

Are you expecting to increase the value due to fix up? 

I know the guy I am working with is going to expect me to use him to list the flips when I'm done, so what Is a good way to make everyone happy in this deal?

Not sensitive to water like laminate floors.We pay a little more but we are expecting to get 10-15 yrs.
