I' did the "be your own boss" thing for 11 years in a retail operation, but you're right - in those settings, you can't take your hand off the wheel or employees will drive your business into a ditch while stealing you blind.

I also let them know that I will be contacting them in the next week to schedule a walk-through inspection to meet them in person, introduce myself (or my employee), assess the condition of the rental, and see if there are any maintenance needs.

In fact, I tell most people to avoid that route.2- That varies, but the best PM companies have in house (w-2) employees to perform basic maintenance tasks and contract out bigger jobs.

There is a motel in my town that only rents to Union Pacific railroad employees. 

To qualify you must be self-employed or own a business w/o full time employees with earned income.
