If you subcontract direct, you are much lower on the priority scale of getting the work completed. 

I do not believe race is in any way involved, however this information helps to explain why there has been a lack of direct communication between myself and the other tenants.In the ten years I have lived here there haven't been any arguments, disputes, or angry interactions with anyone here.

At some point, if they feel they are being strung along,  they will tell you to get lostIf you are able to send them some money directly,  then that buys you some time. 

In my city the worst schools and lowest value neighborhoods are directly tied to mobile home parks.

I have all this on my house rules and even have a $1000 deposit, but apparently that does not matter. 

Very long story short I called over 25 prefab places, gave 3 of them deposit and finally settled with Excel.
