I always counter their offer with a contract that is not assignable and seriously puts their deposit at risk.

They do limit security deposit to 1 month rent though.

A lot of investors get tapped out on their ability to acquire more debt but still have access to deals through their direct mail and other marketing efforts, which is really the hardest part anyway.
