The only issue I see is that the PM only "sort of" has skin in the game.

They have more skin in the game then you do.Make sure you get clear title.

I have a working DST right now with Healthcare Realty Solutions, great return, check hits every month, I like the fact that they are the sponsor and broker for the deal "have skin in the game", I also like that it is a gyno clinic in August GA tied to a medical school, seems pretty stable. 

You're offering just over half the listing price with no skin in the game.

Seems kind of crazy to me to invest with someone who has no skin in the game or actual hands on experience but somehow they do it. 

Your great credit helps a lot but lenders like to see some skin in the game (either your own or a partner's skin).  

Sub-letting homes gets very tricky, there are better ways to skin the cat, IMO, but good  luck :) 

Your own skin-in-the-game shouldn't leave escrow until it's handed over to the SELLER, at closing.

No one that is successful or intelligent will give money to a newbie with no experience and no skin in the game.

Not so much noticed in good times with small  % of overall, but at the ready if dark days return.I like how the auction folks force the buyers to perform with skin in and no assignments.
