I’m looking for cash flow and am not afraid of value-add properties requiring work.

We also have good enough cash put aside for a %20 down payment.

All of these properties generate cash flow, besides my primary residence.

It's enough to feel like you have a good slug of cash but not enough to be dangerous. 

And then it won't appraise at the sale price and seller will have to come up with a lot more cash or cancel the contract.
