Here's my favorite: Instead of rent increases on your expiring leases, add a monthly utility fee to cover water/sewer/trash/recycling/landscaping as a "community fee."

One of my favorite bookings we got this year was a 45 night stay, that was booked 1 week in advance of the check in date.
