I am amazed at how much money some of you have to put into these places (just to buy the property, not to mention rehab cost, vacancy loss, etc.)

That would be AMAZING to find someone that would do that. 

We ran into deed and insurance hurdles that almost derailed the closing, but after four long months of hard work, problem solving and perseverance, we successfully closed an amazing deal (average closing time 59 days).With a large influx of capital, efficient management, and a little time the stabilized figures will look much different than going in.

It would be amazing if someone could enlighten me on this.

No matter how amazing you make this property chances are you wont get back what you think you will.

I have 2 amazing lenders that I have worked with for many years.

I used just under that for my purchase of a 10 Unit in Cincinnati however, even just up the road in Columbus, It may get you a 10 unit but it would have to be an amazing deal but more than likely it would get you a 4 or 6 unit. 

Many may say we are not leveraged enough but trust me free & clear comes with  an amazing peace of mind.

I've been doing 3 per day and its amazing how much insight I have gained.
