Though, another issue with selling is that we are out of prime selling season and the price we would be asking would be for a residence and not likely an investment property.

Yes, Conventional loans have a 6 month seasoning requirement.

@Noah Chappell Most of the other cities have restricted rent control to older houses.

In July, we were closer to 30% year over year, so this slight decline is to be expected with seasonality at play.

They are older and tired of the up keep.
