Granted those houses were in locations with a higher market potential, which allowed for the spending of money on things like the fireplace.Guess i will just have to open up some walls and see what happens.Thanks for the advice

NOI is your gross rent minus all your expenses except debt service.Commercial financing will have a higher interest rate and usually be locked for 5-10 years with 20-25 amortization.

Or sell the pretty pictures in the brochures -- not sure how he's doing it, but he's showing those new houses on his FB page on a pretty regular basis.I was also surprised to learn from some BP friends over in Beaumont that they are getting higher returns on their rentals than we are.

I have been doing it for 4 years now, it is not a great source of income, more work, some of them are demanding, but better than having a vacancy.If you are not responsive, you might have vacancy.I basically charge little higher and make them pay one rent everything included.Provide everything except cable.
