At the time, I wasn't aware of the mortgage limitation, but was concerned with my financials, as I was financially on a cash basis, and the sudden surge of income would affect my tax brackets.

So what about the NEXT guests -  $2700 worth - that were due to check in this Thursday, 48 hours later?

Cory, I know I'm preaching to the choir, but for others on the thread..it's worth commenting that sellers sell for price, buyers buy for payments.

This may take some time but it will be worth it in the end.

The REI cost is ONLY the cash they put in, as long as they have positive CF. 

If you are doing a lot of out of state deals, it is worth a shot!

However at the end of the day I do think self-managing with systems and processes is a great way to keep more cash flow and ensure higher quality tenants.

Is it worth it when a p/t painter  will do the same for S10,000 using Sherwin Williams paint?
