Make no mistake in that the smell of Aldehyde is like no other in that once you have had a whiff, not unlike ammonia or skunk (think marijuana cigarette smoke), it's definitely a strong scent you will not soon forget.

It would lower the anxiety going through the first deal and limit some mistakes if I had a mentor or someone to answer questions.

Modular/Mobil homes are typically the Worst investments.  

Short-term rentals, wholesaling, flipping, BRRRR, and other strategies may be a mistake right now because everything is uncertain.

My mistake, nice, all those things will help you attract a better tenant and charge more.
